Renovation Services

Renovation adds real value by increasing income, reducing expenses and improving the tenant profile. With over 30 renovations completed, Cornerstone has the experience to guide you through each step of the process. We know which improvements generate the biggest bang for the buck, what mistakes to avoid, where to extract savings, and we can demonstrate the long term benefits of renovation.

As part of the renovation process, Cornerstone will:

Develop a customized plan

  • Discuss options, determine the scope of work, establish a budget and set the timeframe for completion
  • Prepare a financial model to analyze the returns on investment
  • Evaluate the major building systems: boilers, roof, windows, electrical, plumbing, elevators
  • Analyze the costs and benefits of adding amenities: Wi-Fi systems, bike racks, roof top decks, vending equipment and fitness centers
  • Determine eligibility and apply for historical tax credits, water savings and energy rebates
  • Assist in obtaining construction financing

Manage the construction

  • Provide experienced Cornerstone employees dedicated to the renovation from start to finish
  • Select the design elements, including exterior, unit, and common area treatments
  • Utilize our buying power to drive savings and discounts from suppliers and vendors
  • Increase work flow efficiency by maintaining an inventory of on-site supplies
  • Minimize revenue loss by turning units quickly
  • Manage the construction loan payments and coordinate lender inspections
  • Provide accounting and reports on a unit-by-unit basis

Reposition the property

  • Promote the renovation through Craigslist, Facebook, and the Cornerstone website
  • Cross market with our other renovated properties to ensure a quick lease-up
  • Provide on-going property management
  • Secure permanent financing after stabilizing the income and expenses

Completed Renovations

Two Twenty Two
222 Logan Street
34 Units

Building work included a redesigned courtyard with a fire pit and concrete pavers, a rooftop deck, custom numbering, new landscaping, bike racks, and replacement of the building’s roof. Concrete stairs were replaced and extensive metal work was completed. The building’s front façade received new awnings and exterior lighting, and, inside the courtyard, unit doors received custom paint and hardware.

Unit work included the addition of hardwood floors, new kitchens with stainless steel Energy Star appliances (including dishwashers), as well as new baths with custom tile, lighting, and two-toned paint. Units also received electrical upgrades and new breaker panels.

20 Units

Building work included new landscaping with a sprinkler system and improvements to the roof deck.

Unit work included the addition of hardwood floors and dishwashers, new kitchens with stainless steel Energy Star appliances and quartz countertops, as well as new baths (with low flow toilets and faucets), lighting, and custom two-toned paint.

Building work included adding new landscaping with a sprinkler system, resurfacing the parking lot, and completing significant roof repairs. Hallway carpet was replaced and custom unit door hardware was installed. Entryways, hallways, and laundry rooms were updated with new paint and tile.

Unit work included the addition of hardwood floors, new lighting, two-toned paint, kitchens with quartz countertops and stainless steel Energy Star appliances. Bathrooms received custom tile, low flow toilets, and new faucets.

Building work included new paint, landscaping, a sprinkler system and custom signage. Hallways received new carpet, lighting, custom artwork and paint. Laundry rooms also received matching artwork and new high-efficiency machines. A new boiler system was installed. Additional common area space was converted into a business center, workout room, arcade with vending machines, and bike storage for resident use.

Unit work included refinishing hardwood floors, adding custom lighting, and updating kitchens and baths.

Building work included new windows, landscaping and a façade with custom numbering. Hallways received custom eco-friendly paint, new lighting, carpet, artwork and entryway tile. The roof was completely replaced, and laundry rooms were renovated with new tile.
Unit work included addition of new hardwood floors and custom bathroom tile. Eco-friendly upgrades and finished included lighting, paint, kitchen cabinets, countertops, and stainless steel Energy Star appliances (including dishwashers). Unique finishes include an accent wall painted in each bedroom and the addition of bamboo blinds and custom shelving.

Building work included new landscaping and exterior improvements – concrete work, repainted window frames, new lighting, a sprinkler system, and a swamp cooler system was installed. Inside the building, hallways received new custom paint, lights, and door hardware. The main banister and hardwood floors were refinished, and a carpet runner was installed.

Unit work included new kitchen cabinets, dishwashers, countertops, stainless steel Energy Star appliances, custom bathroom tile, lighting, paint, and updated finishes throughout the units. Original hardwood floors were also restored.

Eight South Clarkson

17 Units

Building work included new paint, landscaping, a sprinkler system, custom lettering on the exterior, and renovation of the laundry room. A new entry system, gates, and exterior lighting were also added.

Unit work included the addition of hardwood floors, as well as new kitchens, bathrooms with custom tile, updated lighting, and two-toned paint. Appliances were replaced with Energy Star models and dishwashers were installed.

Building work included new paint, landscaping, a sprinkler system and a resurfaced parking lot. Repairs to the roof were also completed.

Unit work included updating units with custom lighting and new kitchen countertops, as well as refinishing or retiling baths and adding hardwood floors to select units.

Beekman Place

13 Units

Building work included new common areas, including a custom tile design in the entryway and new carpet in the hallways. High-efficiency laundry machines were purchased for resident use. Extensive roof repairs were also completed.

Unit work included the addition of hardwood floors, custom shelving units, and new light fixtures. Kitchens received new cabinets, stainless steel Energy Star appliances, slab granite countertops and dishwashers were installed. Other updates included custom two-toned paint and bathroom tile.

Building work included adding a new steel façade and lettering, new landscaping, and a sprinkler system. Exterior railings, doors and trim were repainted, and new entry gates were added. Other exterior improvements included parking lot resurfacing, adding custom lighting and bike racks, and completing extensive roof and boiler repairs. New stairs were installed as needed, along with extensive rust repair and installation of channeling underneath walkways.

Building work included new awnings and paint. The laundry room was updated, and high-efficiency machines were added. Common areas received custom paint and lighting, and tile was added to the entryways.

Building work included a new glass block façade, paint, landscaping with a sprinkler system, awnings, and a replacement of the boiler system. Laundry rooms received high-efficiency washers and dryers.

Building work included a new boiler system, landscaping and paint on the metal window awnings. Building work included new landscaping, lighting, concrete steps, railings, and a new sprinkler system. The building’s façade was also updated with a new paint scheme and awning.
