Even exceptional management can’t maximize value alone. There comes a point where every building needs to be updated. Without the ability to renovate, an owner’s options are limited. We analyze the property and recommend the type of improvements that will maximize the building’s potential in the most cost-effective manner. During the project we prepare the budget, contract the labor, select the finishes, and supervise the work. Since 1994, Cornerstone has completed the renovation of 24 buildings.

The Amberton

Originally built in 1935, when purchased, almost all of the original elements, including lighting, cabinets and appliances were in place. Renovation of the Amberton emphasized the building's inherent charm while bringing all of the unit functions into the 21st century.

The apartment upgrades included new cabinets, lighting, the addition of crown molding and two-tone paint, tile backsplashes and tile flooring in the kitchens. The original hardwood floors were refinished. The bathrooms were updated with new lighting, vanities, pedestal sinks, bathtubs and shut-off valves and manifolds were replaced.

Exterior improvements included new landscaping, lighting, concrete steps, a railing, and new sprinkler system. Inside, the hallway carpet and lighting was replaced. The laundry areas received new paint, flooring, and high-efficiency front loading laundry machines.














The Regina

Purchased from the estate of the original owner, the challenge at the Regina was peeling away the years of neglect. The work started on the exterior of the building; glass block was installed to replace the windows that dominated the front entrance. New awnings, exterior paint and landscaping transformed the curb appeal.

The apartments received updated hardware, capturing the "art deco" look of the building. New crown molding, two-tone paint, light fixtures and new hardwood floors enhanced the living areas. The bathrooms received a complete makeover including new tubs, toilets, tile, pedestal sinks, vanity cabinets, fixtures and mirrors. Kitchen replacements included new cabinets, tile flooring, lighting and the addition of dishwashers.

Common areas were improved with new lighting, carpeting and two-paint and a workout room with new exercise equipment was added in the basement along with new, high-efficiency, front loading laundry machines.

As a result of these efforts, in this all-2 bedroom bldg, we were able to drive the rents from $700 to $1,075.
